Position Summary: The Maintenance Manager is responsible for overseeing all maintenance for the Organization which includes; lawn care, snow removal, remodel or new construction of homes, daily repairs and maintenance at homes, all vehicle repairs and maintenance, monthly and yearly budgets for maintenance, and billing for maintenance.  

Essential Job Functions:​​

All duties to be performed according to the established standard and in compliance with all company policies and procedures while maintaining regular, prompt attendance:

 

  • Manage, schedule, and provide daily maintenance of all sites and related mechanical systems, HVAC, and minor plumbing and electrical.

  • Prepare the annual maintenance budget and plan for capital expenses/equipment replacements. Oversee and monitor purchasing of janitorial and maintenance related items. Review and audit invoices and code appropriately.

  • Manage, oversee and perform construction, light maintenance and repair at sites. Evaluate building maintenance and preventative maintenance needs and schedule. Responsible for processing and completing maintenance work orders timely.

  • Responsible for maintaining Safety Compliance and to provide required safety training to staff.

  • Supervise contracted custodial, housekeeping, and lawn care/snow removal services and manage vendor relationships. Set standards and monitor quality of service.

  • Establish site related projects and manage projects to meet project timeline and ensure timely delivery of services.

  • Provide leadership to staff through facilitating training, monitoring work, managing performance, and coaching to effectively address employee performance concerns.

  • Inspect homes and buildings frequently to ensure compliance with liability codes not limited to: fire, building, plumbing, electrical, and heating. Tracking routine upgrades, rotation of appliances, and materials

  • Completes two hours of volunteer services each calendar year from among the approved list of community sites.

 

Other Duties:

  • Openly and frequently communicate with other departments.

  • Log and maintain work order data.

  • Maintain Material Safety Data Sheets for chemicals used at all locations, including office building and homes/programs.

  • Perform basic plumbing tasks including soldering and pipe fitting.

  • Use a variety of hand and power tools in performing machine, building, and grounds maintenance.

  • Perform other duties as assigned.

  • Actively participate and contribute in at least one Organizational committee.

  • Participate in Organizational events and activities.

  • Professionally represent the Organization and department or site to current employees, volunteers, vendors and community.

  • Maintain a clean and organized work environment.

        Observe all company policies, rules, and safety practices.

Work Environment:

  • Fast paced, office/home environment.

  • Regularly work with others.

  • The noise level is generally moderate however ranges from quiet to loud depending on location and type of work being performed.

  • Regularly required to work with or around chemicals.

  • Work area may be wet/dirty. 

  • Regularly works near moving mechanical parts.

  • Occasionally works under extreme weather conditions while performing duties outside year-round.

       

Physical Demands:

The tasks of this position generally requires duties to be performed by:

  • Frequently lift and move up to 20 lbs. above shoulder height, 30 lbs. to shoulder height, 80 lbs. to waist height unaccompanied and up to 150 lbs. to waist height with team assistance.

  • Regularly sit/stand/walk for duration of shift.

  • Frequently required to stoop, climb (ladders up to 20’ high), kneel, or balance on ladders, platforms and slippery surfaces. 

  • Coordinated use of hands and fingers to grasp, feel objects, transfer small items from one hand to another, fine manipulation, and bilateral reach with arms.

  • Use of close vision, color vision, peripheral vision, depth perception and ability to adjust focus.

     

Safety and Ergonomic Requirements: 

  • Must practice safe work practices at all times and report any unsafe conditions immediately.

  • Required to wear the appropriate PPE, including but not limited to safety eyewear and enclosed shoes.

  • Follow all Lock Out/Tag Out procedures as required for both authorized and affected users.

  • Attend and participate in all required safety trainings.

  • Participate in daily ergonomic stretches and follow all ergonomic requirements of the position.

  • Follow all personal dress requirements according to the established dress code and safety requirements.

Ensure proper disposal of hazardous/non-hazardous waste.

Education/Experience

Associate's degree (A. A.) or equivalent from two-year college or technical school; and a minimum of seven (7) years related experience and/or training; or equivalent combination of education and experience.

 

Language Ability

Ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents. Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community.  Ability to effectively present information to top management, public groups, and/or boards of directors.

 

Math Ability

Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry.  Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.

 

Reasoning Ability

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

 

Computer Skills

Working knowledge of the Microsoft Office programs including Microsoft Word, Microsoft Excel, Microsoft PowerPoint and Microsoft Outlook.

 

Certificates and Licenses

Maintains a valid Class D driver’s license and compliance with Organizational insurance driving guidelines.
